Recommendations for filling out advertisements

A good ad increases trust, improves search visibility, and speeds up response from buyers, investors, and partners.


1. Photos

  • Place minimum 7 photos of good quality:

    • Facade, living room, kitchen, bedrooms, WC, window view, infrastructure;

  • Use horizontal shots, daylight and clear space;

2. Price

  • Specify the price in the relevant currency (euros, dollars, etc.);

  • If there are additional conditions (clean offer, mortgage/installment, negotiable price) - specify it.


3. Specify affiliate commission

4.  Payment with cryptocurrency

If the property can be purchased for cryptocurrency, mark it in the current block when creating an ad. This will make the ad visible in the search filter by cryptocurrency, which will attract additional investors and buyers.


5.  Location

Please enter your country and then city – these are required fields. If necessary, you can:

  • Select a specific point on the map manually;

  • Or enter coordinates (latitude and longitude) - especially useful for new buildings or properties without an exact address.

The exact location increases trust and makes the ad visible in geographic search filters.


6. Contacts

  • Make sure that the contact details are up-to-date (phone number, email);

  • Add messengers (WhatsApp, Telegram) this increases trust and ease of communication.


7.  Property features

Please provide as much technical and legal information as possible:

  • Type of property (apartment, house, villa, commercial, etc.);

  • Number of rooms and bathrooms;

  • Total and living area;

  • Floor and number of floors of the building;

  • Availability of furniture, appliances, heating, air conditioning;

  • Additional options: parking, swimming pool, elevator, security, terrace, etc.;

  • Transaction terms: mortgage, installment plan, right to residence permit/citizenship, online transaction.


8. Headline.

  • The title is available for publishing an ad only in the "New buildings" section.

  • The title must contain the name of the residential complex and its key advantage: location, type, format or advantageous offer.

  • Do not indicate the type of property in the title (residential complex, business center) — it is automatically substituted on the platform from the "Type of new building" field.

  • Publish the title in all available languages, at least in Russian and English.

  • This increases coverage and allows users from all over the world to correctly see the project in the search and feed.

If the project does not have a name:

  • It is recommended to create a project name based on the location and concept of the project:

9. Property description 

The description should be structured, informative and buyer-oriented:

  • Layout, area, floor;

  • State of repair, availability of furniture and appliances;

  • View from the windows, features of the property (balcony, terrace, pool);

  • Location and nearby infrastructure (beach, schools, shops, transport);

  • Is the property suitable for rent or living;

  • Legal and investment nuances (mortgage, citizenship, residence permit, possibility of remote transaction, etc.).

Example:

Apartment 2+1, 95 m², located on the 3rd floor of a residential complex with a swimming pool. Fully furnished. Within walking distance — beach, supermarket, bus stop. Suitable for rent or living. Purchase by foreigners is possible.


10. Languages

  • It is recommended to fill out the description at least in English — this is necessary to reach an international audience.

  • Optimally, make an ad in all languages ​​available on the Realting.com platform. This will increase coverage and improve positions in search results.

  • Pay attention to the quality of the translation — the description should be accurate, without automatic errors and maintaining a business style.
